When buying, or modifying, a property, there are often local and state permits which have to be obtained. The permits required vary depending on location and planned property usage. There are a number of towns in the area which have no or very limited zoning regulations. In all cases it is best to contact the town zoning officials to determine what permits have been obtained in the past for your property, and what permits you might need to obtain to be able to use the property as you intend.

If there is a residence on a property there are often previous permits in place. You, or your representatives in the transaction, will want to make sure that the necessary permits have been obtained. In towns without zoning, or with recent adoption of zoning, there might not have been any permits on a piece of land or residence.

 

In most cases permits have to be obtained prior to the start of whatever construction they regulate. In many cases a government official has to verify that the work has been completed as planned at the end of construction. As of July 2007 all new Septic (Waste Water) permits are issued by the State, towns no longer have jurisdiction.  Towns still issue subdivision, driveway, Certificate of Occupancy, and possibly other permits.
